1. Make sure your Entrance Way says “Hey Look At ME!” 2. Prune dead limbs from trees. 3. Paint or touch up exterior. 4. Repair Screens and Windows. 5. Check A/C and Heating systems. 6. Fix leaky faucets, toilets and faulty lights. 7. Vacuum drapes and carpets. 8. Repair wall cracks, re-caulk bathrooms and kitchen. 9. Clear out closets. 10. Take personal pictures down. 11. Remove excess furniture. 12. Mow lawn, edge driveway and walkways. 13. Ensure windows, doors and locks work smoothly. 14. Weed flower beds and trim shrubs. 15. Keep cats and dogs out of visitors’ way. 16. Ensure windows, doors and locks work smoothly. 17. Throw out junk from garage and storage areas. 18. Clean lawn furniture. 19. If you have a pool, make it crystal clear. 20. Turn on all lights and open drapes, blinds when showing.
Don’t even think about being in your home when a prospective Buyer is coming to view. This makes Buyers feel uncomfortable and afraid to express opinions. Remember that even though the Buyer might LOVE your home, they don’t want to show it in front of the Sellers. The Buyers also want to “place” their furniture in your home. You are getting ready to sell your home and you really need to get all the money you can to purchase a new one, pay off bills or whatever. You’re thinking “I can do this myself and save money". Right? We’ll think again.
You need a Realtor for several reasons. Here are the reasons:
1. Security - Someone knocks on your door and wants to see your home and being so excited you let them in and show them around. You point out everything you have done to the home and what you have in it. You know nothing about this person or persons. They could be looking at the layout to come back later and rob you. Now I don’t want to scare you but this does happen.
Realtors meet their clients and get them pre-qualified before showing homes, or most of them do. They know who they are working with, where they live now and what they do for a living.
2. Paperwork - Do you feel comfortable filling out all the paperwork. Do you know what has to be disclosed? Is everything you are doing legal? Not sure?
3. Showings - Are you available from 9AM-8PM to show your home, 7 days a week?
4. Can you see the Trees for the Forest? Meaning you have lived in your home and like the surroundings. Can you see it needs to be cleaned or that you need to get rid of some of the furniture?
5. Marketing - Have you even thought about marketing your home besides putting up a sign in the front yard?
6. Pricing - Sellers who use Realtors normally get more for their home than if a seller just sold it themselves. They also sell quicker due to the extensive marketing done.
Realtors know what sells! It’s their jobs! If you look for a Realtor that has a CRS - Certified Residential Specialist Certification than you have the Best of the Best. In order to get this designation a Realtor must sell a certain number of homes in so many years. They also have to under go numerous classes regarding Real Estate and Investing. A CRS Designation is the Symbol of Excellence in Real Estate. There are millions of Realtors but there is only 37,000 that have this designation.

However another side to Sharcom Realty is it likes to support charities both Domestic and International. We want to make a difference in our world. Here are the two that we currently support. Internationally - Orphan Sponsorship
For only $65.00 you can support an orphan fron Vietnam or Mexico to attend a camp this summer. We would lik to send 250 children to camp. On your check please let us know whether you would like to support a child in Mexico or Vietnam.
Domestically - Operation Back to SchoolWith the high prices of gas and food, this chaity needs help more than ever. For each $20.00 donation a child is able to receive $65.00 worth of essential school supplies. Not only are these backpacks filled with tangible school supplies, but the backpacks also provide these at risk children with a much needed boost to their self-esteem and confidence.
Last year, one 5th Grade Child walked 6 miles in the August heat to get supplies for himself and his two younger sisters. This support goes to the children in the Mid Cities Area of Tarrant County. This is endorsed by the HEB School District.
